As a Director of Pre-Construction, you handle the day-to-day on specific projects related to new and commercial construction and act as a key leader in the entire work acquisition process including management, coordination, and delivery of the pre-construction phases of the project and extensive client contact. Here are the crucial duties:

Lead internal estimate review and bid process

Oversee the establishment and maintenance of budget control during the pre-construction phase of the project

Assure that the estimates, including general conditions, are accurate, complete, and reflective of the actual requirements of the project

Create variance reports that allow for clearly identifying of changes made to the estimate

Provide monthly cost analysis for all active pre-construction assignments and manage the pre-construction department budgets

Work with the VP of Pre-Construction to develop the division strategy, vision, and business plan

Assist project team in design decisions and solution development

Organize and lead the transition meeting between the project operations team and the pre-construction team; coordinate the follow-up meetings

Plan and lead the pre-construction strategy meeting to discuss topics such as the approach to a project or an estimate

Ideal Experience:

Solid experience of 3-5 years in construction with demonstrated knowledge of construction practices and various stages of estimates, including bid scope analysis

High school diploma or equivalent required; 4-year college degree in construction management or related field preferred

Detailed knowledge of purchasing activities, processes, and scheduling

Ability to interpret construction documents

Excellent written and verbal skills; high level of math skills and attention to detail

Skilled with databases, especially in construction management and estimation software

BIM experience is preferred

Compensation & Benefits:

  • $120, 000-$160, 000 base salary DOE plus bonus (20%-25%)
