Consult with architect, engineer, builders, selections coordinators, trade contractors, and clients on plan revisions and change orders.
Receive Construction Schedule and implement systems to ensure timely production. Report any potential delays immediately to the Construction Manager.
Prepare and distribute permit applications to municipal building departments. Track the documents status. Schedule municipal inspections.
Walk through homes daily. Take overall responsibility for keeping sites tidy during construction.
Guide and direct field employees, trade contractors, and suppliers. Assist trade contractors with tasks, when necessary.
Explain safety program to field employees and trade contractors, and make sure they follow it.
Explain quality control standards and enforce their implementation. Make sure homes are build to quality standards. Strive for no-defect construction.
Order materials and supplies, pre-approved by the corporate office, and schedule deliveries. Receive, inspect, and verify all deliveries.
a. Notify trade contractors and material suppliers far enough in advance to assure materials are delivered and trade contractors arrive on schedule.
Direct Trade Contractors and Suppliers to ensure projects are completed according to checklist and schedule.
Keep construction manager informed of each home' s production status prior to construction manager s weekly meeting. Update schedule as necessary.
Audit and approve vendors' and trade contractors' invoices. Review Invoices and inquire about differences in actual cost.
Communicate with customers on jobsites. Answer their questions and ensure that construction meets their expectations.
Conduct pre-closing walk-throughs with customers. Coordinate punch list work.
Schedule warranty service work with homeowners, field personnel, and trade contractors. After repairs are complete, conduct another inspection to make sure the repairs meet the company s quality standards and the homeowner is satisfied.
